The full scope of a Sacramento bathroom remodel

A real bathroom remodel touches every trade. Demolition is day one — we tarp the path from the front door to the bathroom, set up dust containment with negative-air machines, and remove tile, drywall, vanities, and fixtures down to studs and subfloor. Days two through five are the rough trades: plumbing relocations, electrical for new lighting and outlets, framing changes, and any structural work the original 1985 builder didn't do correctly the first time.

Waterproofing is where Sacramento bathrooms quietly fail. We use Schluter Kerdi or Wedi systems on every wet zone — full-membrane waterproofing behind every shower wall, under every shower pan, and up the curb. The vinyl liner pans common in 1990s Folsom and Elk Grove builds are the single most common cause of slow rot we tear out. Done right, the waterproofing is invisible. Done wrong, it's the reason you're remodeling in the first place.

Tile, fixtures, vanity, mirror, lighting, glass, and trim wrap up the build. Glass is always last because tile shifts the opening dimensions by 1/4" or more — every shower glass panel we install is custom-measured after grout cures. Final inspection happens with the homeowner walking the room with the lead carpenter, punch list in hand.

Layout reconfiguration vs. keeping the existing footprint

Roughly 60% of our Sacramento County remodels keep the existing plumbing rough-in. The toilet stays where it is, the vanity supply lines stay where they are, and the shower drain stays put. That keeps the project at the lower end of its tier. The other 40% of remodels move at least one fixture — usually because the existing layout was an afterthought (toilet behind a door swing, vanity crammed into the corner, shower three feet from where it should be).

Moving plumbing on a slab-on-grade home (which describes most homes built in Sacramento, Folsom, Elk Grove, and Roseville after 1985) requires cutting the slab. We saw the concrete, run new ABS or PEX in trench, repour, and cure. It's a half-day of work plus a 24-hour cure — about $1,800 to $3,200 per fixture move depending on the run. On a raised-foundation home (East Sac, Land Park, Curtis Park, older Carmichael, older Fair Oaks) plumbing moves are dramatically easier because we have joist access from below. About $900 to $1,500 per move.

We never recommend moving plumbing for cosmetic reasons alone. We do recommend it when the existing layout makes the room feel half its actual size — which describes a surprising number of 1985–2002 builder-grade Sacramento County primary baths.

Permits, inspections, and the local jurisdictions

Sacramento County has five primary jurisdictions that issue bathroom remodel permits, and each has its own quirks. The City of Sacramento (covering downtown, Midtown, East Sac, Land Park, Curtis Park, Pocket-Greenhaven, Sierra Oaks, North Natomas) typically pulls a permit in 5–10 business days for a standard remodel. Folsom is faster — we routinely have permits in hand within a week. Elk Grove and Rancho Cordova are similar. Sacramento County itself (covering Carmichael, Fair Oaks, Gold River, Rancho Murieta, Wilton, Orangevale) has the longest lead time, usually 10–15 business days.

Inspections during the build are predictable: a rough plumbing inspection after the supply and drain lines are stubbed, a rough electrical inspection after the boxes and homeruns are pulled, a framing inspection if structural work is involved, and a final inspection after everything is in. We schedule, attend, and pass these inspections — homeowners never need to be home for them.

Materials that actually last in Sacramento

Sacramento's hard water (6–14 grains per gallon) and dry summer air drive a real material specification. Glazed porcelain in large formats wins almost every time for shower walls because it's non-porous and the wider grout pattern is easier to seal annually. Quartz wins for vanity tops because it doesn't etch from soap or toothpaste residue. Engineered hardwood and luxury vinyl plank handle the humidity cycles in unconditioned spaces better than solid hardwood. Brushed-finish fixtures (gold, nickel, matte black) hide water spots in a way polished chrome simply does not.

On natural stone — we love it, and we install it when the homeowner is committed to twice-yearly resealing. Otherwise we recommend marble-look porcelain slabs, which deliver the look without the maintenance tax. We have walked away from projects where the homeowner wanted unsealed limestone in a primary shower; it would not have lasted five years in Sacramento County water.

  • Will you work with my designer or do you handle design in-house?

    Both. We work alongside outside designers (Sacramento has a strong independent design community in East Sac, Midtown, and Folsom) and we also offer in-house design and material curation at no extra charge for Signature and Estate tiers. The in-house route is faster and tightly integrated with our build team.     Most Sacramento County HOAs do not regulate interior bathroom finishes — they care about exterior changes.
