Folsom by the era

Historic Folsom (pre-1920) — Sutter Street area, original cottages, raised foundations. Beautiful homes, but the plumbing predates modern venting code. Bathroom remodels here usually need full re-pipe of the affected branch and a vent stack inspection. We love these projects. They take 2–3 weeks longer than a tract home but the result is irreplaceable.

1970s–1990s Folsom — pockets in Lexington Hills, parts of American River Canyon, the older Folsom Lake-adjacent neighborhoods. Slab foundations, builder-grade alcove tubs, original linoleum floors. The bones are good. Tear-out is straightforward. Updating the plumbing rough-ins to current code is the main expense beyond cosmetic work.

Empire Ranch & Briggs Ranch (1998–2008) — the largest single block of Folsom housing we work in. Toll Brothers, Centex, JTS, K. Hovnanian. Big floor plans, oversized master baths with separate tub and shower, and rough-ins designed for double vanities. The valves and cartridges from this era are now 17–25 years old and at end-of-life.
