Folsom by the subdivision
Empire Ranch (1998 to 2008, Toll Brothers). Largest single block of Folsom housing we work in. Most Empire Ranch master walk-in shower projects we do are 60 to 72 inches wide with curbless or low-curb entry, integrated tile bench, and a thermostatic Hansgrohe valve. Briggs Ranch (2002 to 2010, Centex and JMC). Similar scope to Empire Ranch but with slightly tighter master footprints. The plumbing rough-ins run consistently across the Centex floor plans — we know exactly where to expect the drain and the valve before we pull the surround. Broadstone & Russell Ranch (2005 to 2015, JTS and K. Hovnanian). Slightly smaller masters and slightly newer plumbing. Most projects here are tub-to-shower conversions in the master plus a tile refresh in the hall bath. Typical investment: $18,000 to $32,000.
Lexington Hills, Prairie Oaks Ranch, newer master plans (2015+). Newest Folsom housing, often still on original everything. Walk-in shower projects here are usually upgrade-driven (better tile, frameless glass, lighting) rather than failure-driven. Typical investment: $20,000 to $36,000.
Historic Folsom (pre-1920). Sutter Street area, original cottages, raised foundations. Walk-in shower installs here usually need full re-pipe of the affected branch and a vent stack inspection.
