Carmichael is the Sacramento County suburb that quietly built itself between 1955 and 1995 and now sits on a stack of master bathrooms that are, almost universally, 30 to 40 years old. The signature housing stock is a mix — California ranch homes from the 1950s and 60s, larger custom ranches from the 70s, Mediterranean villas from the 80s with red-tile roofs and arched windows, and infill customs and rebuilds across the 90s and 2000s. The bathrooms in those homes were designed for the era they were built. None of them anticipated that we'd still be using them in 2026.
The most common Carmichael remodel we do is a master-suite reconfiguration in a 1980s Mediterranean. The original layout — built-in jetted tub on a tile platform, separate framed-glass shower stall in the corner, double vanity with cultured-marble integral top, arched mirror, knockdown-textured walls, and a private water closet — is consistent across builders and across the neighborhood. Almost no one uses the jetted tub anymore. The framed-glass shower has lost its seal. The cultured marble has yellowed. The remodel arc is consistent: remove the tub, expand the shower, install frameless glass, modernize the vanity, smooth the walls.
The Carmichael construction reality is straightforward — slab foundations, copper supply, drywall walls — but the water reality is not. Carmichael Water District supply runs 10 to 14 grains per gallon, hard enough to justify brushed-nickel or brushed-gold finishes over chrome, mid- to upper-tier shower valves with replaceable cartridges, and treated-glass coatings on every frameless enclosure. We assume hard water from day one and our finish recommendations reflect it.
SERVING CARMICHAEL
Hyper-local in Carmichael.
Neighborhood by neighborhood.
From the 1950s–60s ranch core, to the 1970s larger-lot custom builds, to the 1980s Mediterranean expansion, to the 1990s–2000s infill rebuilds, we work every era of Carmichael housing. The 50s–60s ranches bring smaller hall baths and original copper that\'s still functional. The 70s customs bring larger masters and the era\'s built-in tubs. The 80s Mediterraneans bring the signature jetted-tub-and-framed-shower master that begs for reconfiguration. The 90s–2000s infill brings modern code and finish-tier upgrade opportunities.

Carmichael by the era
1950s–1960s (the original Carmichael ranch core, Old Carmichael) — California ranch and minimal-traditional homes on slab or partial-slab foundations, copper supply (sometimes still original), drywall walls, smaller hall baths than later eras. The bones are sound and the original copper supply is usually still functional. Demo is straightforward. Hall baths run $26,000 to $40,000. Smaller masters run $38,000 to $58,000.
1970s (larger-lot custom and semi-custom expansion) — slab construction, copper supply, drywall walls, larger masters with built-in tubs and separate framed-glass showers. Master investment $48,000 to $85,000. This is the second-largest single block of Carmichael housing we work in.
1980s–early 1990s (Mediterranean expansion, the bulk of mid-Carmichael) — the signature Carmichael building era. Slab, copper, knockdown-textured drywall, the jetted-tub-and-framed-shower master configuration. This is where most of our Carmichael project history sits. Master investment $52,000 to $95,000. Hall baths $30,000 to $46,000.
Late 1990s–2000s (infill rebuilds, newer subdivisions) — modern slab construction, modern code, copper or early PEX, masters already designed around walk-in showers. Projects here are usually upgrade-driven (better tile, frameless glass, premium fixtures) rather than reconfiguration-driven. Master investment $42,000 to $78,000.
Sacramento County permits and Carmichael water
All Carmichael permits route through Sacramento County\'s Department of Community Development at 827 7th Street. Permit fees on a typical $50,000 Carmichael remodel run $1,100 to $1,800. We pull every permit and clear inspections.
The Carmichael-specific design driver is water. Carmichael Water District supplies most of the area at 10 to 14 grains per gallon. Sacramento Suburban Water District supplies the western edge at 8 to 12 GPG. Either way, the water is hard enough to require an upper-tier valve spec, brushed-finish over chrome, and treated-glass coatings on every frameless enclosure. Skipping these specs is the most common reason Carmichael bathrooms we\'re re-doing now were aging poorly when we got the call.

CARMICHAEL-SPECIFIC QUESTIONS
Carmichael Bathroom Remodel FAQs
Carmichael is unincorporated. Where do I pull the bathroom permit?
Carmichael is unincorporated Sacramento County. All bathroom permits go through Sacramento County's Department of Community Development at 827 7th Street, not a Carmichael municipal office (there isn't one). Plan-check fees on a typical $40,000 Carmichael remodel run $900 to $1,500. We pull every permit and clear inspections with the county.
My Carmichael home is a 1985 Mediterranean. What's the realistic remodel scope?
A 1985 Carmichael Mediterranean is typically on a slab foundation with copper supply, ABS waste, drywall walls (often with a textured "knockdown" finish), and master baths designed around the era — built-in jetted tub, separate framed-glass shower stall, double vanity with cultured-marble integral top, and the signature 1980s arched mirror. Most of our Carmichael Mediterranean masters get a full reconfiguration: jetted tub removed, shower expanded, frameless glass installed, vanity replaced. Re-piping is rarely needed. Investment runs $52,000 to $95,000 for the master.
How much does a Carmichael bathroom remodel cost?
Hall baths in 1960s–80s Carmichael ranch and Mediterranean homes typically run $28,000 to $44,000. Master baths in the same eras run $48,000 to $95,000. Larger Old Carmichael and Jesuit-area customs in homes with bigger square footage can run $75,000 to $135,000 for a full master with slab stone, custom cabinetry, and premium fixtures. Smaller hall baths in the older 1950s–60s Carmichael ranch infill run $24,000 to $38,000.
How does Carmichael's water hardness compare to the rest of the county?
Carmichael is primarily on Carmichael Water District, which draws from the American River and supplies water at 10 to 14 grains per gallon — meaningfully harder than the City of Sacramento's 6 to 8 GPG. Some Carmichael properties along the western edge are on Sacramento Suburban Water District (similar 8–12 GPG range). Either way, plan on hard water. We default to brushed-nickel and brushed-gold finishes, mid- to upper-tier shower valves with replaceable cartridges, and treated-glass coatings on every frameless enclosure.
Will my Carmichael remodel trigger any HOA review?
Most Carmichael homes are not under an HOA. The exceptions are a handful of newer planned subdivisions (parts of the Marconi corridor, certain newer infill developments) where lot-specific CC&Rs may apply. Interior bathroom work is essentially never an HOA issue. We confirm HOA and CC&R status during the bid walk and handle any required architectural review submission.
What's the typical timeline for a Carmichael bathroom remodel?
A standard hall bath in a 1960s–80s Carmichael home: 3 to 5 weeks on site. A master with full reconfiguration (jetted tub removal, shower expansion, frameless glass, new vanity): 5 to 7 weeks. A larger Old Carmichael or Jesuit-area master with slab stone, custom cabinetry, and premium fixtures: 7 to 10 weeks because of finish-tier lead times. We pull permits and order long-lead items before demo so the on-site clock reflects actual construction days.
My Carmichael home has a knockdown texture on the bathroom walls. Can it be smoothed?
Yes, and we do this often. The 1980s and 90s knockdown texture is dated and harder to clean than smooth drywall. The standard approach is a skim-coat with a level-5 finish, primed and painted. It adds a few days to the schedule and modest cost to the project, but it transforms the visual feel of the room. We include it in the standard scope for any Carmichael remodel where the walls show the texture.
How does Carmichael's mature canopy affect bathroom design?
Old Carmichael, the Jesuit-area streets, and parts of the Garfield Avenue corridor have mature oak and elm canopies that create a humid micro-climate around shaded north-facing bathrooms. Without proper ventilation and waterproofing, finishes can fail prematurely. We default to oversized exhaust fans (110 CFM minimum), full waterproofing membranes behind every shower wall, and finish choices that hold up under that humidity. The newer subdivisions on the Carmichael fringe have less canopy and less of this concern.
