Sacramento by the era

Pre-1920 (Curtis Park, Oak Park, Boulevard Park, parts of Midtown) — original bungalows and Victorians on raised foundations with redwood framing, full-dimension lumber, lath-and-plaster walls, galvanized supply lines, and cast-iron drains. Tiny bathrooms by modern standards (often 5x7 or smaller). These are the most rewarding remodels we do and the most labor-intensive. We re-pipe the affected branch in PEX, replace cast-iron drain sections in PVC where allowed, and re-frame the wet wall to current standards.

1920s–1940s (Fab 40s in East Sac, Land Park, Hollywood Park, Elmhurst) — Tudor revival, Spanish revival, English cottage, mid-century cottage. Still raised foundations, still plaster, but the bathrooms are larger and the original tilework is sometimes worth preserving. We do a fair amount of careful restoration in this era — keeping a vintage hex floor, swapping out only the unsalvageable sections, and pairing it with new fixtures that read period-appropriate.

1950s–1970s (South Land Park, Tahoe Park, Hollywood Park ranch additions, River Park, parts of Pocket) — slab foundations enter the picture, drywall replaces plaster, copper supply replaces galvanized. Bathrooms are functional but rarely beautiful. The bones are sound and demo is straightforward, which means budgets stretch further on finishes.

1980s–2000s (Pocket-Greenhaven, Sierra Oaks Vista, Natomas, parts of South Land Park infill)— slab, drywall, copper or early PEX. Bigger masters, separate tubs, framed-glass enclosures that haven't aged well. Most of our work here is master-bath modernization — frameless glass, larger tile formats, removal of the unused garden tub.

City of Sacramento permits, demystified

The City of Sacramento Building Division requires a permit any time you touch plumbing, electrical, or framing in a bathroom.
