Rancho Murieta is a different kind of project for us. The 1980s-to-2010s gated Country Club homes, the North Lake and South Lake estates, and the equestrian-zoned acreage parcels east of the gates carry master suites sized for a true spa program — separate WC, double walk-in closets, often a private patio or garden door from the bath, and structural capacity for a steam shower or dry sauna addition. The remodels we run here are some of the most ambitious projects in our calendar, with timelines of 12 to 18 weeks and investments routinely landing $145,000 to $245,000.
About 4 to 8 luxury master suite remodels a year happen for our team inside the Rancho Murieta gates. The work is rewarding because the homes can carry the program — a true 6-to-8 person steam shower, a 4-person Helo dry sauna, a freestanding cold plunge, porcelain-slab walls and ceilings, custom Sacramento-millshop cabinetry. The result is a personal spa that holds its value indefinitely in a community where the housing stock continues to appreciate well above county averages.

Rancho Murieta by the area
Rancho Murieta Country Club (1980s to 2010s). The original golf-course homes inside the gates. Mix of single-story and two-story floor plans with masters typically 200 to 320 square feet. Original 1985-to-2000 builds often have travertine and beige porcelain that has dated; the newer 2005-to-2012 phases have higher original finish levels but cabinetry and trim are now 14-to-20 years old. Most master remodels here are full demo and rebuild with porcelain-slab walls, custom walnut cabinetry, freestanding soaking tub, and a curbless walk-in shower with steam-ready rough-in. Typical investment: $135,000 to $195,000.
North Lake & South Lake estate properties (mixed era). Larger custom homes on bigger lots, often with masters carrying 280 to 400 square feet plus adjacent walk-in closets that can be pulled into the project. Spa-program builds (steam plus sauna) are most common at this scale. Typical investment: $185,000 to $265,000.
Equestrian acreage (east of the gates, mixed era). Larger parcels with more architectural variety — ranch, hacienda, traditional. Most are on private wells with significantly harder water. Whole-house softener strongly recommended before the remodel. Master suites often pull in adjacent powder rooms or hallways for a more comprehensive scope. Typical investment: $145,000 to $245,000.
The 14-week Rancho Murieta spa-master timeline
Weeks 1 to 2: demo, controlled abatement of any pre-1990 materials, framing for steam enclosure or sauna addition.
Weeks 3 to 4: rough plumbing including steam valve and steam floor drain, rough electrical including 220V sauna circuit, structural and Title 24 inspection.
Weeks 5 to 7: Schluter Kerdi-Board waterproofing including ceiling for steam shower, mortar bed, porcelain-slab installation begins on shower walls and ceiling.
Weeks 8 to 10: custom cabinetry arrives from the Sacramento millshop, install. Sauna assembly inside the framed enclosure.
Weeks 11 to 12: countertop install, plumbing trim, electrical trim, paint. Steam unit and sauna stove installation.
Weeks 13 to 14: glass measurement (full enclosure including steam), glass install, freestanding tub set, fixtures and accessories, final inspection, walkthrough.
Permits, HOA, and the Rancho Murieta CSD
Rancho Murieta is unincorporated Sacramento County, so primary permits go through the County Permits and Inspection Division. Spa-program builds at this scope typically trigger a Title 24 energy review (especially when we add heated floors, sauna, or modify window openings) and frequently a structural review (steam enclosure ceiling slope, sauna framing, any wall reconfiguration). Permit fees on a $185,000 spa-master project run about $2,400 in 2026 including plan check, structural, plumbing, electrical, and finals.
The Rancho Murieta Association regulates exterior changes. Interior bathroom work generally does not trigger architectural review unless we modify a window opening, add a skylight, or relocate exterior venting. The Rancho Murieta Community Services District handles water and sewer connections; we coordinate any meter changes (rare on remodels) directly with the CSD.

RANCHO MURIETA LUXURY FAQS
Questions Rancho Murieta Homeowners Ask
What does a Rancho Murieta luxury bathroom remodel actually cost in 2026?
Rancho Murieta master suite remodels typically run $125,000 to $245,000 in 2026. The Country Club golf-course homes and the larger acreage parcels skew higher because the masters carry 200 to 400 square feet of footprint with separate water closets, often a private patio or garden access from the bath, and rough-ins designed for separate tub, shower, and sometimes a steam or sauna addition. Estate-tier projects with full spa programs (steam shower plus dry sauna plus cold plunge) land $185,000 to $295,000.
How long does a Rancho Murieta luxury master remodel take?
Most Rancho Murieta luxury master remodels run 12 to 18 weeks from demo to walkthrough. The longer timeline reflects the scope — full Sacramento millshop cabinetry runs 8-to-10 week lead times, porcelain-slab fabrication runs 4-to-6 weeks, and steam or sauna additions add structural and electrical complexity. Spa programs with both steam shower and dry sauna typically push 15 to 18 weeks because we coordinate Mr. Steam, Helo or Tylo sauna, and a dedicated 220-volt circuit through the County electrical inspection.
Will the Rancho Murieta Community Services District or HOA approve a bathroom remodel?
For interior bathroom work alone, almost never an issue. The Rancho Murieta Association regulates exterior changes and architectural elements. Interior remodels do not trigger ARC review unless we modify a window opening, add a skylight (which we recommend for spa baths), or relocate exterior venting. We prepare and submit ARC paperwork on your behalf when needed. Submission usually clears in 10 to 15 business days. Skylights typically require 3 to 4 weeks for review.
Are private wells common in Rancho Murieta and how does that affect a bath remodel?
The Rancho Murieta Country Club homes and most North/South Lake parcels are on the Rancho Murieta Community Services District water system. Some of the larger acreage parcels east of the gates and the equestrian properties are on private wells with significantly higher hardness (sometimes 18 to 28 GPG). On well properties we strongly recommend a whole-house softener before the remodel — a $4,500 add that doubles the life of every fixture. We coordinate with two local Rancho Murieta water-treatment specialists.
Can you build a steam shower or add a dry sauna in a Rancho Murieta master?
Yes. We build 4 to 6 steam showers a year inside the Rancho Murieta gates and have completed several dry-sauna additions adjacent to the master suite. Steam requires a sealed enclosure (sloped ceiling, full Schluter Kerdi waterproofing including the ceiling, vapor-proof lighting, dedicated steam valve and floor drain). Dry sauna requires 220V electrical, a Helo or Tylo unit, cedar bench framing, and a separate room or partition. Spa-program builds with both run $185,000 to $295,000.
What materials do you specify on Rancho Murieta Estate-tier remodels?
Porcelain slabs (Neolith, Dekton, or 60x120 Italian porcelain) for shower walls and shower ceilings. Custom cabinetry from a Sacramento millshop in walnut, white oak, or quarter-sawn oak. Hansgrohe Axor or Brizo fixture lines, generally in brushed-gold or polished-nickel. Robern medicine cabinets, Toto Neorest or Kohler Numi 2.0 toilets, freestanding Victoria + Albert or Kohler tubs. Heated floors throughout with Schluter Ditra-Heat. Mr. Steam or ThermaSol steam units. Helo or Tylo sauna stoves on spa programs.
How do you stage long Rancho Murieta projects when the home is occupied?
We dust-wall the master with zip-walls and run continuous HEPA-filtered negative-pressure machines, stage materials in the garage, and treat the rest of the home as fully off-limits to dust. Rancho Murieta homes typically have multiple bathrooms — a hall bath plus a guest bath plus a powder — so the family has options during the 12-to-18 week build. For homes with kids, pets, or work-from-home setups we sometimes phase the demo to keep the master usable until the final tear-out begins.
