Gold River is the most cohesive luxury housing inventory in eastern Sacramento County. The 1989-to-2010 Estates and Heights phases by Centex and Toll Brothers established a master-suite footprint — 180 to 280 square feet, separate WC, double walk-in closets, garden tub on a deck, separate shower — that has aged well structurally but is now ready for a meaningful re-imagining. The original travertine and beige porcelain has dated. The original maple cabinetry is beat. The framed-glass enclosure mildews. The three-handle Roman tub deck is unused. We rebuild that master into something that holds its value for the next 30 years.

About 8 to 12 luxury master suite remodels a year happen for our team inside the Gold River master association. Investment ranges from $110,000 to $185,000 for a typical Estate-tier rebuild, occasionally landing $200,000+ for full-scope projects that pull in the closets and water closet. The result is a master that holds its own against any new-construction luxury home in Folsom or El Dorado Hills, in a location that already has the trees, the trail access, and the gates.

WHAT YOU GET

The Gold River Estate-Tier Master, Spec by Spec

Every Gold River luxury master starts from the same foundation of materials and methods. Tier-up from there based on your home and program.

  • Porcelain-Slab Walls (Neolith / Dekton)

Large-format porcelain slabs replace conventional tile on shower walls. Fewer joints, longer life, and a cleaner architectural feel.

  • Custom Sacramento Millshop Cabinetry

Walnut, white oak, rift-cut oak from a local mill. 6-to-9 week lead times, ordered at design lock.

  • Steam-Ready Shower (Mr. Steam / ThermaSol)

Valve, floor drain, and electrical pre-roughed even if you are undecided on activating steam at completion.

  • Heated Floors Throughout

Schluter Ditra-Heat under porcelain or stone. Programmable thermostat with phone control.

  • Hansgrohe Axor or Brizo Trim

Curated lines that match the home — brushed-gold, polished-nickel, or brushed-nickel finishes that hold up in Gold River hard water.

  • Designer-Led Material Curation

You make decisions in three focused sessions, not 30. We pre-curate options to match your home and program.

Gold River by the phase

Gold River Estates (1989 to 2002, Centex original phases). The largest single block of luxury housing we work in. Big floor plans, oversized master baths with separate tub and shower, rough-ins designed for double vanities. Original valve cartridges from this era are now at end-of-life, original maple cabinetry is beat, and travertine surrounds have dated. Most Estates master remodels we do involve full demo and rebuild with porcelain-slab walls, custom walnut cabinetry, curbless walk-in shower, and freestanding soaking tub. Typical investment: $115,000 to $165,000.

Gold River Heights (1995 to 2008, Toll Brothers premium phases). Slightly larger than Estates with elevated finish levels from the start. Original Toll Brothers cabinetry was generally better quality than Centex but is still 18-to-25 years old. Master suites here often pull in the adjacent walk-in closet and water closet for a full master suite re-imagining. Typical investment: $135,000 to $195,000.

Cypress Lake & Stonebridge (2002 to 2012, mixed builders). Newer Gold River housing with original everything. Master baths here generally still function but most owners want a complete refresh — better cabinetry, frameless glass, porcelain slabs, brushed-gold trim. Typical investment: $95,000 to $135,000.

Custom executive homes (mixed era). The handful of larger custom homes inside the Gold River master association — typically 4,500+ square feet with 250+ square foot masters. These projects skew $165,000 to $245,000, often pulling in the closets, the WC, and a hallway re-trim alongside the bath.

The 12-week Gold River timeline

Weeks 1 to 2: demo, controlled abatement of any pre-1990 materials we encounter, framing for any reconfigured walls (steam shower enclosure, water closet split, glass partition).

Weeks 3 to 4: rough plumbing, rough electrical, structural inspection, Schluter Ditra-Heat substrate, in-floor heating runs, framing inspection.

Weeks 5 to 6: Schluter Kerdi-Board waterproofing, mortar bed for shower pan, tile setting begins on porcelain-slab walls.

Weeks 7 to 8: custom cabinetry arrives from the Sacramento millshop, install on site. Countertop template and fabrication runs parallel.

Weeks 9 to 10: countertop install, plumbing trim, electrical trim, paint.

Weeks 11 to 12: glass measurement, glass install, freestanding tub set, fixtures and accessories, final inspection, walkthrough.

Gold River permit reality

Gold River is unincorporated Sacramento County, so permits go through the County Permits and Inspection Division. Luxury master remodels at this scope typically trigger a Title 24 energy review (especially when we add heated floors or change window openings) and sometimes a structural review (when we modify a load-bearing wall to reconfigure the master layout). Permit fees on a $135,000 project run about $1,650 in 2026 including plan check, structural review, plumbing, electrical, and finals.

The Gold River Master Association and the various sub-HOAs care almost exclusively about exterior elements. Interior bathroom work generally does not trigger architectural review unless we modify a window opening or relocate exterior venting. We always confirm in writing with the HOA before demo and prepare any required ARC submissions on your behalf.

GOLD RIVER LUXURY FAQS

Questions Gold River Homeowners Ask

  • What does a Gold River luxury bathroom remodel actually cost in 2026?

Gold River master suite remodels typically run $85,000 to $185,000 in 2026, with the vast majority landing $110,000 to $145,000. The investment reflects the homes — most Gold River masters carry 150 to 280 square feet of floor area, separate water closets, double walk-in closets, and rough-ins designed for separate tub and shower. Estate-tier projects with porcelain-slab walls, steam-ready showers, multi-zone shower controls, and custom cabinetry land $165,000 to $240,000.

  • How long does a Gold River luxury master remodel take?

Most Gold River luxury master remodels run 9 to 14 weeks from demo to walkthrough. Demo and rough-in run two weeks, structural and Title 24 review (often required at this scope) runs three weeks parallel, electrical and plumbing rough-ins run two weeks, tile and cabinetry run four to six weeks, and final fixtures plus glass run two to three weeks. The custom cabinetry is the most common gating item — premium Gold River vanity cabinetry from a Sacramento millshop carries 6-to-9 week lead times.

  • Will my Gold River HOA approve a luxury bathroom remodel?

Gold River HOAs (the master association plus the various sub-associations across Gold River Estates, Gold River Heights, Cypress Lake, and Stonebridge) regulate exterior changes and major structural work. Interior bathroom remodels almost never require architectural review unless we relocate exterior venting (e.g., adding a new exhaust fan to a different exterior wall) or modify a window opening. We prepare and submit ARC paperwork on your behalf when needed. Submission usually clears in 10 to 15 business days.

  • Do you handle Gold River master closets and water closets as part of the bath remodel?

Yes — and we recommend treating them as one project rather than two. The original 1989 to 2010 Gold River master suites were designed with separate WC and walk-in closet but most current homeowners want better cabinetry, integrated lighting, smart-glass on the WC if the layout allows, and finished cabinetry that matches the vanity. Pulling the closet and WC into the same project saves on permit fees, drywall touch-up, and timeline.

  • What materials do you specify on Gold River Estate-tier remodels?

Porcelain slabs (Neolith, Dekton, or large-format Italian porcelain) for shower walls and shower floors instead of conventional tile — fewer grout joints, better aging in hard water. Custom cabinetry from a local Sacramento millshop in walnut, white oak, or rift-cut oak. Hansgrohe Axor or Brizo trim, generally in brushed-gold or polished-nickel. Robern medicine cabinets, Toto Neorest or Kohler Numi 2.0 toilets. Heated floors throughout with Schluter Ditra-Heat under porcelain. Steam-ready Mr. Steam or ThermaSol units with valve and floor drain pre-roughed even when the homeowner is undecided on activating the steam at completion.

  • How do you handle Gold River hard water and finish longevity?

Gold River water hardness measures 8 to 12 grains per gallon depending on the time of year. We apply EnduroShield or Diamon-Fusion glass-coating sealer on every shower at no extra cost. We default to brushed-gold, brushed-nickel, or polished-nickel finishes (which mask water spots far better than chrome) and we always specify thermostatic shower valves with pressure-balance because Gold River homes built before 2005 routinely have afternoon pressure dips. We also recommend a whole-house softener if not already installed — it is a $3,500 add that doubles the life of every fixture in the bathroom.

  • Can you work in occupied Gold River homes during a long remodel?

Yes. We dust-wall the work zone with zip-walls and ZipWall barriers, run a HEPA-filtered negative-pressure machine continuously, and stage materials in the garage rather than the driveway when possible. Clients with kids, pets, or work-from-home setups appreciate that we treat the rest of the house as fully off-limits to dust. Most Gold River masters have an adjacent guest bath or hall bath the family can use during the 9-to-14 week timeline.
