Gold River is a gated planned community of about 7,000 residents inside unincorporated Sacramento County, built primarily between 1986 and 1998 by a handful of recurring builders. The housing stock is consistent — slab foundations, copper supply, drywall walls, larger-than-average master suites, and the signature late-80s/90s configuration of built-in jetted tub on a tile platform with a separate framed-glass shower stall. Thirty-plus years later, those original masters are reaching the natural end of their service life. The fixtures are dated. The framed glass has lost its seal. The cultured-marble vanity tops have yellowed. Gold River is, right now, in a wave of full master reconfigurations.
