Rancho Cordova has two housing realities. The newer one — Sunridge, Anatolia (Rancho Cordova side), Capital Village, Rio del Oro, The Ridge — is master-planned construction built mostly between 2000 and 2018 by national and regional builders, on slab foundations with modern code, copper or early PEX supply, drywall walls, and master baths that came from the factory looking decent and are now fifteen-plus years old. The original framed-glass enclosures have lost their seals, the cultured-marble vanity tops look dated, and the fixtures need replacing. Finish-tier upgrade is the common project.

The older one — Old Rancho Cordova, Mather, the Folsom Boulevard corridor — is a mix of pre-WWII pockets, 1950s–60s post-war ranch infill, and scattered older custom housing. The remodel approach in those pockets looks more like a Carmichael or Sacramento County project: raised foundations or partial slabs, occasional lath-and-plaster walls, partial-original plumbing in some homes.
