The third is how much of the original infrastructure you keep. If the toilet, vanity, tub, and shower stay in their existing locations, plumbing rough-in stays untouched and the project moves fast. If the layout changes — moving the toilet flange, relocating the shower drain, swapping a tub for a curbless walk-in — you're cutting slab, opening walls, and pulling additional permits. Labor at 45% covers the lead carpenter, the tile installer, the licensed plumber (a separate trade in Sacramento County for permitted work), the licensed electrician, and the glass installer. Estate — $82,000 to $165,000+
Master suites in Granite Bay-adjacent Folsom, Sierra Oaks, Gold River, Rancho Murieta, and Wilton estates. Porcelain slab walls (Pental Quartz, Stone Source, Cambria) or natural stone, 1/2" frameless glass, multi-zone shower with rainfall plus body sprays plus handheld plus thermostatic valve, Brizo or Hansgrohe AXOR trim, custom built-in vanity with Robern medicine cabinets, freestanding tub from Victoria + Albert or Kohler, heated floors, in-mirror lighting, often a steam unit. Six to ten weeks. We've had Estate projects run to $220,000 when statement plumbing and stone slab walls are involved.
