How Long Does a Bathroom Remodel Take in Sacramento County?

Six weeks elapsed for a typical hall bath, eight to ten for a master, twelve to fourteen for an Estate-tier suite. Here’s the day-by-day breakdown of where the time actually goes.

The most common scheduling mistake we see Sacramento County homeowners make is conflating “active work days” with “elapsed timeline.” The active work on a standard hall bath is roughly 18–22 days. The elapsed timeline from demo morning to final walkthrough is typically six weeks. The gap is the lead time for custom glass, the wait for inspector availability, and the buffer days for cure times that don't show up on a Gantt chart but absolutely show up in your house.

We pulled the day counts below from roughly eighty Sacramento County projects we've completed over the past 18 months. Locations span Sacramento city, Folsom, Elk Grove, Carmichael, Fair Oaks, Rancho Cordova, Citrus Heights, and Rancho Murieta. Tracts and historic homes both included. Six weeks from demo morning to final walkthrough is the median we see for a standard 5×8 to 5×9 hall bath in Sacramento County, fully permitted, including a tub-to-shower conversion or a same-footprint tub replacement. Master baths run eight to ten weeks. Estate-tier suites with custom millwork run ten to fourteen weeks. Cosmetic refreshes that don't touch plumbing run two to three weeks.

The elapsed total is what matters for planning around your actual life. If your remodel starts on a Monday in early June, you're looking at completion in mid- to late-July. We try to schedule starts on Mondays so the demo and rough-in finish before the weekend and the home isn't sitting open over a non-work two-day stretch.

Day-by-day phase breakdown

Demo: 2–3 days

Day one is tear-out. The crew arrives at 7:30am, sets containment plastic with a zipper door, lays floor protection through the path of travel, and starts pulling the existing tub or shower, vanity, toilet, mirror, lighting, tile, and drywall down to the studs and subfloor. By Tuesday afternoon (or end of day Wednesday on master baths) the room is empty studs and subfloor. This is when surprises surface — soft subfloor under the tub, galvanized supply lines, knob-and-tube remnants in pre-1960 homes, asbestos-popcorn texture on ceilings (more common than you'd think in mid-century Sacramento builds).

Rough plumbing, electrical, framing: 3–4 days

Plumber relocates the shower drain if the layout is changing, swaps galvanized to PEX, sets the new tub or shower pan, installs the valve body and shower mixing valve. Electrician adds GFCI protection if missing, pulls new dedicated 20-amp circuit if needed, installs box for vanity sconces, ceiling can-lights, and exhaust fan. Framing carpenter rebuilds any rotted blocking, sets niche framing in the shower wall, builds the bench frame if the design includes one.

At the end of this phase the city inspector comes for the rough plumbing and electrical inspection. Timing the inspection well is everything. We schedule it the morning the rough-in finishes so we don't lose a day. Folsom and Sacramento City inspectors typically come within 24–48 hours of the request; Sacramento County unincorporated is similar; Elk Grove can stretch to 72 hours during peak season.

Waterproofing: 3–4 days (counts as part of tile phase often)

Cement backer board on the walls and floor, then Schluter Kerdi membrane (our default) or Wedi panels heat-welded at the seams. Curb is built and waterproofed. Pre-slope on the shower pan if a traditional mortar bed; bonded waterproofing if a Schluter Kerdi shower pan kit. The waterproofing inspection is sometimes optional and sometimes mandatory depending on jurisdiction; Sacramento City and Folsom both want eyes on it. We photograph every waterproofing detail before tile goes up so you have a record of what's behind the wall.

Tile: 5–7 days

Floor first, then walls, then niche and bench. Cure days for thinset before grouting (usually overnight is enough for modern modified thinsets, but 24 hours is safer). Grouting the day after wall tile sets. Sealer on the grout 48–72 hours after grouting. Patterns matter for time: standard 12×24 stack-bond runs the fast end (5 days), herringbone or basket-weave or 1×2 mosaic patterns run the slow end (7+ days). Niche tile alone is usually a half-day because the cuts are exacting.

Glass: 7–10 days elapsed (1 day of work)

Once tile is set, our glass installer comes to measure to within 1/16". The measurement goes to the regional fabricator (Northern California Frameless or similar) who tempers the glass, drills holes for hardware, and ships back. Total elapsed time: 7–10 business days for standard 3/8" glass; 10–14 days for 1/2" or panels wider than 36". Install itself is one half-day. We never measure glass before tile is set; tile shifts the opening dimensions by 1/4" or more.

Final fixtures and walkthrough: 2–3 days

Vanity, toilet, mirror, sconces, towel bars, and finish trim go in after tile is grouted and sealed. Paint touch-up. Final clean. Final inspection from the city or county. Walkthrough with you to confirm every detail and hand over the written care guide. This phase is fast but it's where homeowners suddenly see new questions arise (mirror height, sconce alignment) so we build in flex time.

The elapsed timeline difference between Signature and Estate master baths is almost entirely about custom millwork. A built-in vanity from a regional cabinet shop runs 8–12 weeks lead time. A Robern medicine cabinet customized for the opening runs 6–8 weeks. A custom-stone vanity top from Pental or Cambria runs 3–5 weeks from template to install. These items have to be ordered before demo so they arrive when needed.

Why timelines vary so much in Sacramento County

Three reasons. The first is the housing stock itself. A 1948 Curtis Park Tudor surfaces different problems than a 2014 Anatolia tract. Lath-and-plaster walls, knob-and-tube remnants, cast-iron drains, asbestos-tape on ductwork — all real things we've found, all add days. Newer tracts in Empire Ranch, Stone Lake, Wilton, and Whitney Ranch are more predictable; pre-1985 homes in East Sac, Land Park, Pocket-Greenhaven, and the older Carmichael and Fair Oaks neighborhoods often add 2–5 days for hidden conditions.

The second is jurisdiction. Folsom plan-check is the most rigorous in the county and adds 3–5 weeks before demo can even start. Sacramento City and Sacramento County unincorporated typically issue in 2–3 weeks. Elk Grove and Rancho Cordova are similarly fast. Citrus Heights is the fastest of the bunch in our experience. Time to issue is part of your overall project clock; we start the permit process the day the contract is signed.

The third is homeowner decision speed at the selection stage. We've had Sacramento clients sign a contract in February and not finalize tile selections until April, which pushed the start date by two months. The fix: we now run a structured selection process that locks all major decisions within 14 days of contract so lead times can be managed.

What slows a Sacramento bath remodel

  • Subfloor damage at demo. Almost universal in pre-1990 homes. Add 2–4 days to repair properly. Skipping this guarantees a tile failure within 3–5 years.
  • Galvanized supply lines. Pre-1985 Sacramento homes. Swapping to PEX while walls are open adds 1–2 days but saves a future emergency.
  • Custom vanity lead times. 8–12 weeks at most regional shops. If not ordered the week of contract signing, this becomes the schedule's critical path.
  • Folsom plan-check. 3–5 weeks to issue. Sacramento City similar. Sacramento County unincorporated faster.
  • Inspector scheduling. 24–72 hours typical, but during peak season (April–September) Elk Grove and Folsom can stretch.
  • Italian or specialty tile. Mutina, Marazzi premium lines, certain Daltile Signature collections — 6–10 weeks from order to delivery.
  • Selection paralysis. The single biggest uncontrolled variable. Locking selections in 14 days post-contract is the difference between a 6-week remodel and a 14-week remodel.

What actually speeds it up

  • Keep the existing layout. Same plumbing rough-in, same vanity location, same tub or shower footprint. Cuts 3–5 days off the timeline because the plumbing inspection becomes a formality.
  • Specify in-stock materials. Daltile and MSI in-stock porcelain ships in 3–5 days. Wholesale Cabinet Company in-stock vanities ship same week. Both deliver Signature-quality look with Essential-tier lead times.
  • Lock selections in 14 days. Tile, fixtures, vanity, paint, glass hardware, mirror. All decided and ordered before demo. This single discipline is the highest-leverage scheduling lever you control.
  • Start in winter. January through March is the slow season for Sacramento County bath remodelers. Subcontractor availability is better, lead times shrink, inspector turnaround is faster, and some contractors price slightly more competitively.
  • Single-bath households should rent a portable shower trailer. Removes the “we have nowhere to bathe” pressure that pushes contractors to skip cure times. $850–$1,400/month, fully worth it on a single-bath project.

Planning your Sacramento County schedule

Work backward from your target completion date. If you want to be in your finished master bath by Thanksgiving, the math looks like this for a Signature-tier project: 9 weeks of construction means start by mid-September, which means contract signed by mid-July to give 6 weeks for selections, custom vanity order, and permit issuance. Estate-tier with custom millwork: contract signed by early June for a Thanksgiving completion.

Hall bath with no custom millwork: 6 weeks of construction means start by mid-October for a Thanksgiving finish, which means contract signed by mid-September. There's breathing room if you start the conversation in summer.

The inverse calculation: if you can't commit to a fixed completion date, January starts almost always finish faster than May starts because the whole subcontractor ecosystem is less loaded in winter. The same six-week project that takes seven weeks in July with peak-season inspector queues often takes five and a half weeks in February.

One last note specific to multi-bath households: even a 6-week single-bath shutdown is manageable when there's another full bath in the house. Single-bath Sacramento homes (common in older Land Park bungalows, some Curtis Park homes, and a number of original East Sac builds) need to plan harder. We've done shower-trailer rentals, hotel stays, and even staged renovations where we finish the shower portion first so the household has water back within 14 days, then come back for the vanity and finish work.
