The unused tub is the single most-common bathroom complaint we hear from Sacramento homeowners. The 1985 garden tub in your Pocket-Greenhaven master that no one has filled in eight years. The cast-iron clawfoot in your Curtis Park hall bath that the kids outgrew years ago. The fiberglass alcove in your North Natomas builder spec that is mildewed at the corners. Tubs do not age well in a Sacramento climate where afternoon water-pressure dips and 6-to-11 grain hardness shorten finish life and stain everything matte.

Tub-to-shower conversions are now the highest-volume project we run in the City of Sacramento — about 50 to 60 a year — and the math is simple. The footprint already exists. The drain and valve rough-ins are roughly where you need them. The waterproofing has almost certainly failed under the original surround, but you cannot tell from the surface. What you trade for $15,000 to $25,000 is two to three weeks of disruption in exchange for a real walk-in shower with frameless glass, real tile, and a 30-year build life.

WHAT YOU GET

The Sacramento Conversion Build, Spec by Spec

Every conversion starts with the same demo, waterproofing, and glass standards. Tier-up from there based on your home and budget.

  • Schluter Kerdi or Wedi Waterproofing

Sheet-membrane systems that solve the slow leaks killing 1980s and 90s Sacramento bathrooms today. Lifetime manufacturer warranty.

  • Frameless 3/8" Tempered Glass

Custom-measured after tile is set, brushed-gold or polished-nickel hardware standard, matte-black or chrome on request.

  • Large-Format Porcelain

24x48 walls and coordinating mosaic floor minimize grout lines — the actual point of failure in Sacramento's hard-water environment.

  • New Valve & Drain

Thermostatic shower valve specified on Signature and Estate tiers. New drain replaces 40-year-old lead-bend in pre-1986 East Sac and Land Park homes.

  • City of Sacramento Permits

Plumbing permit pulled, both inspections scheduled and cleared. You stay informed; we run the paperwork.

  • 5-Year Workmanship Warranty

Every conversion warrantied for five full years against installation defects. Manufacturer warranties pass through directly to you.

What we tear out, and what we usually find underneath

Every conversion starts with a controlled demo. We pull the tub, the surround, the valve trim, and the substrate, all the way down to the studs. In about 70 percent of City of Sacramento homes built before 2000, we find one of three predictable failures hiding underneath. The most common is degraded original waterproofing — green board, asphalt felt, or in some 1960s and 70s tract homes, no waterproofing at all behind the tile. The second is hidden water damage in the bottom plate of the wall, usually from the corner where the tub deck meets the valve wall. The third is undersized or improperly vented drain piping that does not meet current Sacramento code.

None of these are surprises to us. We carry the contingency in the original quote so the project does not stall. Once the studs are exposed and dry, we install Schluter Kerdi over a fresh mortar bed, Schluter Kerdi-Band at every seam, and a Schluter linear drain or center drain depending on the layout. The waterproofing is a complete bonded system warrantied by Schluter for the life of the installation.

Sacramento conversion timeline, day by day

Days 1 to 3: demo, drain inspection, plumbing rough-in adjustments. We call for the City of Sacramento rough plumbing inspection at the end of day three.

Days 4 to 5: Schluter waterproofing applied, second-day flood test, mortar bed for the shower pan.

Days 6 to 12: tile installation. Walls first, floor last. Grout sets at the end of day 12.

Day 13: glass measurement (after grout cures). Glass goes to the local Sacramento fabricator.

Days 14 to 20: valve trim install, finish plumbing, paint touch-up, glass arrives, glass install.

Day 21: final City of Sacramento inspection, walkthrough with you, written care guide and warranty registration.

Material upgrades that actually matter in Sacramento

On the Essential tier ($14,500 to $22,000) we use 12x24 mid-range glazed porcelain, single rainfall head, and standard shower valve. Sacramento hard water (6 to 11 grains per gallon) is hard on chrome — we steer toward brushed-gold or brushed-nickel finishes which mask water spots much better than polished chrome.

On the Signature tier ($24,000 to $36,000) we move to 24x48 large-format porcelain or marble-look porcelain slabs, thermostatic shower valves (Hansgrohe ShowerSelect or Kohler Anthem), curbless entry with linear drain, integrated tile bench, and dual niches. The thermostatic valve is the upgrade Sacramento homeowners notice every single morning — you will never get scalded again when someone flushes a toilet upstairs.

On the Estate tier ($38,000 to $65,000) we specify natural stone or porcelain-slab walls, 1/2" frameless glass, multiple heads, body sprays, steam-ready rough-in, and heated bench. Estate tier conversions land mostly in East Sac master suites and the larger Sierra Oaks homes where the master footprint can carry the build.

SACRAMENTO CONVERSION FAQS

Questions Sacramento Homeowners Ask Weekly

  • How long does a Sacramento tub-to-shower conversion actually take?

Our standard tub-to-shower conversion in the City of Sacramento runs 14 to 21 days on site once demolition begins. Tear-out and any drain relocation take three to four days, the new shower pan and Schluter waterproofing run two days, tile and grout take five to seven days, and the custom-fabricated frameless glass adds another seven to ten days. Older East Sac and Land Park raised-foundation homes typically run on the longer end because we re-pipe the affected branch in copper or PEX while the joists are open.

  • Do I need a City of Sacramento permit to convert my tub to a shower?

Yes. Any project that moves the drain, replaces the valve, or alters the rough-in requires a plumbing permit from the City of Sacramento Building Division. Permit fees for a typical conversion run about $420 in 2026 (plan check, plumbing, and finals included). We pull the permit, schedule both inspections, and clear them on your timeline. Permit-pulling is not an upcharge — it is part of the contract.

  • Will removing the tub from a one-bath Sacramento Tudor or Bungalow hurt resale?

In a true one-bath home, yes. Most Sacramento agents and appraisers will tell you that at least one bathtub somewhere in the house is expected by buyers, especially families. If your East Sac Tudor or Land Park bungalow has only one full bath, we recommend keeping a tub there and converting a different space — a basement bath, an addition, or a converted half-bath. In two-or-more-bath homes the master tub-to-shower conversion is one of the highest-demand features in the Sacramento market in the last three years.

  • Can you do a true curbless conversion in a slab Pocket-Greenhaven home?

Yes. We saw the slab to recess a linear drain and create the 1/4" per foot slope a curbless entry needs. It is a half-day of additional work, requires a structural-only inspection in some cases, and adds about $2,200 to the project. Slab cutting is routine for us — we do it 30 to 40 times a year across South Land Park, Pocket-Greenhaven, and Greenhaven Lake.

  • What does a Sacramento tub-to-shower conversion cost in 2026?

A like-for-like 60-inch alcove conversion with frameless 3/8" glass, mid-range porcelain (12x24 or 24x48), brushed-gold or polished-nickel trim, and a single rainfall head runs $14,500 to $22,000 in the City of Sacramento. A larger custom rebuild with curbless entry, integrated tile bench, dual niches, and body sprays typically lands $24,000 to $42,000. Numbers include the permit, demo, waterproofing, materials, glass, and a five-year workmanship warranty.

  • Why does it take 7 to 10 days just for the glass?

The glass is custom-measured and tempered after the tile is set, never before. Tile work shifts the opening dimensions by 1/4 inch or more, and tempered glass cannot be field-cut or modified once it is fabricated. Our local Sacramento glass fabricator turns custom 3/8" panels in 7 to 10 business days; rush jobs are sometimes possible for an extra fee. We schedule the measurement the day after grout cures, which keeps the overall project on its 2-to-3-week timeline.

  • Can you keep the original tile in a 1930s East Sacramento or Land Park bath?

Sometimes. Original 1920s and 30s hex-mosaic floors and 4x4 wall tile are often salvageable if they are well-bonded to the substrate. We carefully demo around them, address the waterproofing failure that is almost certainly hiding underneath, and re-set the original tile back over a new Schluter membrane. It is more labor-intensive and adds $3,500 to $6,000, but the period authenticity is irreplaceable in a Fab 40s or Curtis Park home.
