Carmichael bathrooms are some of our favorite projects in Sacramento County. The mid-century ranch homes between Fair Oaks Boulevard and the American River — Del Dayo, Carmichael Park, Crestwood — were built between 1948 and 1972 with bones that have aged better than almost anything built since. Solid lumber, clean floor plans, oak floors, and bathrooms small enough to remodel without restructuring. About 25 to 35 walk-in shower installs a year happen for our team inside the Carmichael ZIP, and the playbook reflects that consistent housing inventory.
The most common scenario is a Del Dayo or Crestwood ranch hall bath where the original 1955 to 1968 cast-iron tub-shower combo and 4x4 pink or seafoam tile have reached the end of their functional life. The tub still works but the surround leaks behind the wall. The valve cartridge is original and rebuildable but the trim is pitted from 60 years of hard water. Del Dayo (1948 to 1965). The original Carmichael ranch neighborhood between Fair Oaks Boulevard and the American River. Mostly raised foundation, oak floors, plaster walls, and small but well-proportioned bathrooms. North Carmichael (1980s to 2000s). Newer Carmichael housing near the Citrus Heights border. Slab-on-grade, fiberglass alcove tubs, framed-glass enclosures from this era are at end-of-life. Walk-in shower projects here are usually full tear-out and rebuild. Typical investment: $20,000 to $36,000.
American River bluff homes. Mixed era, larger lots, often with master suites that can carry a more ambitious build. Curbless entries, integrated tile benches, multiple shower zones, and porcelain-slab walls are common at this scale. Typical investment: $36,000 to $68,000.
Carmichael permit reality
Carmichael is unincorporated Sacramento County, so permits go through the County Permits and Inspection Division. The County process is generally smoother than a city building department for plumbing-only walk-in shower projects. Permit fees on a typical $35,000 walk-in shower run about $440 in 2026, including plan check and both rough/final inspections.
Most of Carmichael is not in an HOA. The exceptions are some of the newer 1990s and 2000s subdivisions near the Citrus Heights border. For interior-only walk-in shower work, even those HOAs almost never require architectural review. Roughly half a day of additional work and $2,200 in added cost. The remaining 40 percent of Carmichael homes (especially older Del Dayo and the streets near the river) are raised foundation, which makes curbless even simpler because we have joist access from below.
