COST GUIDE · UPDATED APRIL 2026
Sacramento Bathroom Remodel Cost in 2026: Real Numbers by Tier
What homeowners across Sacramento County are actually paying this year — labor, materials, fixtures, permits, and the line items most contractors leave out of the bid.
The first question almost every Sacramento County homeowner asks us is the same: “What does a bathroom remodel actually cost in 2026?” The honest answer is that it depends on three things — the size of the room, the tier of finishes you choose, and how much of the original plumbing and electrical you keep. We'll show you real numbers for each tier below, plus the line items that show up on every Sacramento County bid (and the ones that don't but should).
These ranges reflect projects we and our peer network completed across Sacramento, Folsom, Elk Grove, Roseville-adjacent Sacramento County, Carmichael, Fair Oaks, and the older Sacramento neighborhoods (East Sac, Land Park, Curtis Park, Pocket-Greenhaven) between January and March 2026. Material costs are up roughly 6–9% year-over-year; labor is up about 4%. If you got a bid from a contractor in 2024 and you're comparing it now, the same scope is probably $3,000–$8,000 higher.

2026 cost ranges by tier
We price bathroom remodels in three tiers because that's how the materials actually segment. The jump between tiers isn't about marking things up — it's about a step change in what's available at that price point. A Signature-tier porcelain slab from Pental costs roughly twice what an Essential-tier 12×24 from Daltile's standard line costs. That's the math.
Essential — $24,000 to $42,000
This is the working remodel for a standard 5×8 hall bath or a 6×9 secondary bath. Quality fixtures, mid-grade tile, frameless 3/8" glass on the shower, a stock or semi-custom vanity. Brands we typically spec at this tier: Kohler Forte or Devonshire trim, Delta Trinsic, Daltile or MSI 12×24 porcelain, an in-stock vanity from a regional supplier like Wholesale Cabinet Company. Permit included. Three to four week timeline.
Signature — $44,000 to $78,000
The Sacramento middle-market remodel and our most-built tier. Larger footprint or master-bath spec. Curbless or low-curb shower with integrated bench and dual niches. Large-format porcelain (24×48 from Daltile Modernist or Pental Quartz wall slabs), Schluter Kerdi waterproofing, frameless 3/8" glass, brushed-gold or polished-nickel hardware. Kohler Purist or Hansgrohe Talis trim. Semi-custom vanity in walnut or rift-cut white oak with a quartz top. Five to six week timeline.
Estate — $82,000 to $165,000+
Master suites in Granite Bay-adjacent Folsom, Sierra Oaks, Gold River, Rancho Murieta, and Wilton estates. Porcelain slab walls (Pental Quartz, Stone Source) or natural stone, 1/2" frameless glass, multi-zone shower with rainfall + body sprays + handheld + thermostatic valve, Brizo or Hansgrohe AXOR trim, custom built-in vanity, freestanding tub from Victoria + Albert or Kohler, heated floors, in-mirror lighting, often a steam unit. Six to ten weeks. We've had Estate projects run to $220,000 when natural stone slabs and statement plumbing are involved.
Where the money actually goes
On a clean, fully-permitted Sacramento County bathroom remodel, the cost breakdown holds remarkably steady across tiers. Materials and fixtures get more expensive as you tier up, but labor scales with them because better materials require more skilled installation. The 45/30/15/10 split below is what we see across roughly 80 projects a year.
| Line item | Share of project | Essential ($33k mid) | Signature ($60k mid) | Estate ($120k mid) |
|---|---|---|---|---|
| Labor (demo, plumbing, electrical, tile, glass, finish) | ~45% | $14,850 | $27,000 | $54,000 |
| Materials (tile, waterproofing, drywall, paint, vanity, mirror) | ~30% | $9,900 | $18,000 | $36,000 |
| Fixtures (trim, valves, lighting, glass, exhaust) | ~15% | $4,950 | $9,000 | $18,000 |
| Permits, dump fees, project management, contingency | ~10% | $3,300 | $6,000 | $12,000 |
A few notes on the table. Labor at 45% includes the lead carpenter, tile installer, plumber (separate trade in Sacramento County for permitted work), electrician, and glass installer. Tile labor alone runs $14–$22 per square foot depending on pattern complexity (herringbone and basket-weave run the high end). Materials at 30% includes the unsexy stuff that adds up fast — Schluter Kerdi membrane runs about $1.85 per square foot, cement backer board $1.20, thinset and grout another $400–$700, drywall and paint $600–$1,200.
Fixtures at 15% is where homeowners are most surprised. A Kohler Purist thermostatic shower trim alone is $1,400–$1,800 retail. A Delta Trinsic complete trim package (valve, head, handheld, diverter) is closer to $850. Frameless 3/8" tempered glass for a standard 60" shower runs $2,200–$3,400 installed. An exhaust fan with humidity sensor (Panasonic WhisperGreen, our default) is $280 plus install.
2026 cost by project type
Tub-to-shower conversion
The most common project we run. Replacing a standard 60" alcove tub with a frameless walk-in shower runs $14,500–$22,500 at Essential tier, $23,000–$36,000 at Signature. The big variable is whether the drain has to move (curbless build) and whether the existing waste stack needs replacement. Pre-1985 homes in Land Park and Curtis Park often have galvanized waste lines that should be swapped to ABS while the wall is open — adds $600–$1,400.
Full hall-bath remodel (5×8 to 5×9)
Down-to-studs hall bath remodel with new tub or shower, vanity, toilet, tile floor, and lighting: $26,000–$48,000 Essential, $52,000–$72,000 Signature. The Sacramento median for this scope in Q1 2026 was about $58,000. Folsom and Elk Grove run roughly 4–7% higher than Sacramento city for the same scope because subcontractor rates are slightly higher east of Highway 50.
Master bathroom remodel
Master baths in 1990s–2010s Sacramento County tracts (Empire Ranch in Folsom, Stone Lake in Elk Grove, Anatolia in Rancho Cordova) typically run 80–140 square feet. Full remodel: $55,000–$85,000 Signature, $90,000–$165,000 Estate. The variables are the shower (curbless adds $2,200, multi-head adds $4,000–$8,000), the tub (freestanding adds $3,500–$8,000 over alcove), and the vanity (custom built-in adds $4,500–$12,000 over semi-custom).
Small bathroom (under 40 square feet)
Powder rooms and the tight 4×7 baths common in pre-1950 East Sac, Curtis Park, and Land Park bungalows: $14,000–$24,000 Essential, $26,000–$42,000 Signature. Smaller doesn't mean cheaper per square foot — it actually runs more per square foot because the fixed costs (permit, demo day, plumber trip, glass setup) are spread across less area.
The line items most bids leave out
When you compare contractor bids in Sacramento County, look for these seven items. If a bid comes in $8,000 lower than another bid, it's usually because some or all of these are missing — and you'll see them as change orders later.
- Permit and plan-check fees. Sacramento County bath permits run $620–$1,100. City of Sacramento $750–$1,250. Folsom $850–$1,400. Elk Grove $700–$1,100. Should be in the bid as a flat line item.
- Dump and haul fees. A bath demo produces 1.5–3 tons of debris. $400–$900 depending on what's in the wall.
- Subfloor repair. Almost every tub demo reveals soft or rotten subfloor. Budget $400–$1,800. If the bid has zero contingency for this, ask why.
- Galvanized-pipe replacement. Pre-1985 Sacramento homes often need supply lines swapped to PEX while walls are open. $600–$1,800.
- Electrical code upgrades. If you don't have GFCI in the bath circuit, a code-compliant remodel requires it. Add $250–$600.
- Exhaust fan to exterior. Many older Sacramento baths vent into the attic, which is no longer code. Re-routing to soffit or roof: $400–$900.
- Paint and trim restoration. Patching, priming, and painting after the remodel: $700–$1,800. Often dropped from the bid and added as “not included.”
How to budget the project the right way
Start with the tier that matches your home. If your house is worth $650,000 in Pocket-Greenhaven and you're putting a $120,000 Estate-tier master bath in it, you'll never recover that money at resale. Match the tier to the value of the home: Essential for homes under $550k, Signature for $550k–$1.2M, Estate for $1.2M and above. There are exceptions — aging-in-place buyers often justify spending up because they're building for the next 20 years, not the next sale.
Build in a 10% contingency on top of the contracted price. We catch most surprises at demo day, but every house is different and Sacramento County has a wide range of housing stock. A 1948 Curtis Park bungalow is going to surface different surprises than a 2014 Anatolia tract.
Get three bids, but don't pick the lowest. The lowest bid in Sacramento County bath work is almost always missing line items from the list above. Compare the bids on a line-by-line basis: same tile spec, same glass spec, same fixtures, same permit handling, same warranty. The bid that's actually accurate will sit in the middle.
Finance the right way. Cash is fine if you have it. HELOC rates in Sacramento County are sitting around 7.8–8.5% in spring 2026 — workable for a 5–7 year payoff. Manufacturer financing (Kohler, etc.) often runs 9–12% with 0% promotional periods that revert if you don't pay off in time. Read the fine print.
The single best piece of cost advice we give Sacramento County homeowners: pick the contractor first, then design the bathroom together. If you design first and shop the design to three bidders, the bidders cut corners on materials you don't see (waterproofing, fasteners, valve quality) to win. If you pick the contractor first based on reputation and warranty, the design conversation is collaborative and the materials get specified honestly.
One more cost reality specific to 2026: lead times. Custom vanities are running 8–12 weeks from order to delivery for the rift-cut oak and walnut shops we work with. Frameless glass for showers is 2–3 weeks from final tile measurement to install. Specialty tile from Italian suppliers (Mutina, Marazzi premium lines) can run 6–10 weeks. None of these are emergencies if you plan the schedule honestly, but homeowners who want to be in their finished bathroom by a specific date (Thanksgiving, a wedding, a school year start) need to start the contractor conversation 4–6 months ahead, not 4–6 weeks ahead.
And the inverse: if you have flexibility on timing, January through March is the slow season for Sacramento County bath remodelers. Subcontractor availability is better, lead times for custom millwork shrink, and some contractors price slightly more competitively. Most of our schedule pressure starts in April and runs through October. A homeowner who can sign a contract in November for a January start often gets a better project than a homeowner who signs in May for a July start during the same year.
