How much does a bathroom remodel cost in Sacramento County in 2026?
Hall and guest baths run $22,000–$48,000 for full remodels. Master baths run $35,000–$85,000. Estate-tier projects in Rancho Murieta, Gold River, and Sierra Oaks run $85,000–$200,000+. The biggest variables are footprint expansion, custom glass and tile, and whether the project touches structural walls or windows.
Why does pricing vary so much between contractors?
Most pricing differences come from three places. First, what's actually included (some bids exclude tile, glass, or paint). Second, scope assumptions (some bids assume your existing plumbing rough-ins are reusable when they aren't). Third, contractor overhead and warranty backing (a low bid from an uninsured contractor with no warranty isn't comparable to a fully-insured bid with a 5-year warranty). Always compare scope, not just totals.
Do you require a deposit?
Yes — typically 10% at signing to lock the schedule and order long-lead materials. The remainder is broken into draws tied to milestones (post-demo, post-rough-in, post-tile, post-final inspection). California law caps initial deposits on home improvement contracts at $1,000 or 10% of the contract price, whichever is less, and we follow that requirement.
Are change orders common?
On a well-scoped project, change orders should be rare and modest. We minimize them by visually opening accessible areas (under-vanity plumbing, attic ducts, joist condition) during the consultation and by writing scope assumptions explicitly into the contract. When changes do happen — usually because of homeowner-driven design changes mid-build — we document cost and timeline impact in writing before proceeding.

Timeline and scheduling
How long does a bathroom remodel actually take?
Hall baths: 3–4 weeks of on-site work. Master baths: 5–7 weeks. Add 4–8 weeks of pre-construction time for design, material ordering, and permit issuance. So total project elapsed time is typically 8–14 weeks from contract signing to final walkthrough.
When do I need to be out of the bathroom?
From demo day until final walkthrough. We protect a path to a usable bathroom elsewhere in the house. If you only have one bathroom, we discuss a temporary plan during consultation — sometimes that's a portable shower trailer, sometimes a relative's house, sometimes phasing the work so the toilet stays usable.
Why do projects sometimes run long?
The two most common causes: (1) hidden conditions discovered during demo (rotten subfloor, undersized DWV venting, knob-and-tube wiring) requiring an unplanned remediation, and (2) homeowner-driven design changes mid-build. We minimize the first by inspecting carefully before quoting, and the second by giving you all design decisions before demo starts.

Do I need a permit for my bathroom remodel?
Yes if the project touches plumbing, electrical, or structural elements — which is essentially every full bath remodel. Pure cosmetic work (paint, mirror, vanity-only with existing plumbing reused) usually doesn't require a permit. We pull every required permit on your behalf as part of the project.
Which jurisdiction issues my permit?
It depends on where you live. City of Sacramento Building Division for properties inside city limits (East Sac, Land Park, Curtis Park, Pocket-Greenhaven). Sacramento County Department of Community Development for unincorporated areas (Sierra Oaks, Carmichael, Fair Oaks, Gold River, Rancho Murieta, Wilton). Folsom, Elk Grove, Rancho Cordova, Citrus Heights each have their own city building departments.
What happens if a previous remodel was done without a permit?
We see this regularly. The current project still needs a permit, but we work with the inspector to either retroactively legalize prior work or document it as existing-non-conforming. If prior work needs to be brought up to current code (e.g., GFCI outlets near water sources weren't required at the time), we add that scope to the project.
MATERIALS
Materials and brands
What brands do you use?
For valves and trim: Kohler, Delta, Hansgrohe, Brizo, Moen. For waterproofing: Schluter Kerdi or Wedi. For toilets: Kohler, TOTO, Duravit. For tile: Daltile, Pental, Bedrosians, plus designer collections from local tile boutiques. We do not use store-brand fixtures (Glacier Bay, Pegasus, Hampton Bay) — they fail in Sacramento's hard water.
Can I supply my own materials?
Yes, with caveats. We're happy to install homeowner-supplied vanities, light fixtures, and decorative tile. We will not install homeowner-supplied valves, trim, or toilets — these are warranty-sensitive and we need confidence in the source. If you supply materials, we exclude warranty on those specific items.
What tile holds up best in Sacramento?
Glazed porcelain in large formats (12×24, 24×48, 24×24) outperforms everything else for shower walls and floors because it's non-porous and minimizes grout joints — the actual point of failure in hard-water environments. Natural stone (marble, travertine) is gorgeous but requires twice-yearly resealing. Marble-look porcelain slabs offer the same look without the maintenance.
WARRANTY
Warranty coverage
What's covered by your warranty?
Five-year workmanship warranty on every install. Covers installation defects (e.g., grout cracking from improper backerboard prep, glass fittings loosening, cabinet alignment failure). Manufacturer warranties on materials (faucets, valves, fixtures) pass through directly to you and are typically 10 years to lifetime depending on brand.
What's not covered?
Damage from misuse (e.g., dropping a heavy object on a glass shelf), normal wear (caulk and silicone need replacement every 3–5 years regardless of who installs them), and damage caused by other parties working in the bathroom after our project completes. Acts of nature (floods, fires, earthquakes) are also outside our scope.
How do I file a warranty claim?
Call your project lead or our main number. We'll inspect within 5 business days and either repair on the spot, schedule a return visit, or coordinate with the manufacturer for material warranties. Most warranty calls are resolved in one visit.
